How to read these figures

The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and adjusted for the season. It covers all homes, not only those that sold, so it moves slowly. It is the best single number for “what is a typical Doral home worth.”

Median sale price is the middle price of the homes that actually sold that month, and it jumps around with the mix of homes. Over the past year Zillow’s monthly figure for Doral ranged from $500,000 in December 2025 to $680,000 in January 2026. The August fall of 10.3% from a year earlier says more about which homes sold than about values. Read the trend over several months.

Days to pending counts the days from listing to an accepted offer. Doral’s figure has moved between 45 and 83 days over the past year and stood at 83 in September 2026, the highest since 95 days in December 2024. September was slow a year ago too, at 82 days.

The FHFA House Price Index tracks repeat sales of the same homes with mortgages backed by Fannie Mae and Freddie Mac. FHFA does not publish an index for Doral alone; the closest is the Miami-Miami Beach-Kendall metropolitan division, which is Miami-Dade County. Its index rose 1.27% in the year to the second quarter of 2026. The index measures change, not a price.

Doral against the area

The typical Doral home is valued about 5% above the Miami-Dade County figure of $523,240. Over the past year Doral’s index fell 0.7% while the county’s rose 0.6%. Among the neighbors, Zillow’s September 2026 index puts Sweetwater, about three miles away, at $446,937, Hialeah at $443,765 and Miami Springs, about four miles away, at $732,192.

The Census Bureau’s 2023 American Community Survey five-year estimates put the median value of owner-occupied homes in Doral at $514,600. That survey asks owners what they think their home is worth, covers 2019 to 2023 and counts only owner-occupied homes, so it does not match Zillow’s figure.
