Discounts are based on the date you pay online or in person, or the postmark if you mail a check.

Doral’s tax rate

Tax rates are set in mills: one mill is $1 of tax for every $1,000 of taxable value. The Property Appraiser’s 2026 proposed millage table puts the total for Doral at 16.9487 mills, down from 17.2203 in 2025.

Where the rate goes

Bar chart of Doral's 2026 proposed property tax rate by taxing body: schools 6.623 mills, Miami-Dade County 4.9677, Fire Rescue 2.3965, City of Doral 1.9594, Children's Trust 0.4638, library 0.2812, water and other regional districts 0.2571

Taxing body Mills (2026 proposed)
Miami-Dade County Public Schools (operating 5.4990, voted 1.0000, debt 0.1240) 6.6230
Miami-Dade County (operating 4.5740, debt 0.3937) 4.9677

The Children’s Trust 0.4638

South Florida Water Management, Everglades, Okeechobee Basin, FIND 0.2571
Total 16.9487

The City of Doral’s operating rate of 1.5994 mills for fiscal 2027 is the rolled-back rate, the city said in its Oct. 6 budget explainer. The city said it is the lowest operating rate among Miami-Dade municipalities and that about 13% of the property tax dollars Doral owners pay goes to the city.

Your bill can also carry non-ad valorem assessments, flat charges that do not depend on value. For most single-family homes that includes the county’s waste collection fee, and some neighborhoods pay a community development district assessment.

Homestead exemption

If you own the home and it is your permanent residence on Jan. 1, the homestead exemption can take up to $50,000 off its taxable value. The first $25,000 applies to every tax, including schools; the second $25,000 applies to assessed value above $50,000 and skips school taxes. Since 2025 the second part is adjusted for inflation; the Property Appraiser lists it at $50,722 in total for tax year 2025. Homestead also brings the Save Our Homes cap on how fast your assessed value can rise.

The deadline is March 1. Apply through the Property Appraiser’s online portal, by appointment or in person at the Stephen P. Clark Center, 111 NW First St., Suite 710, Miami. Bring proof of residency such as a Florida driver’s license, vehicle registration or voter registration. Late applications may be accepted until the deadline on the TRIM notice, but may need a petition to the Value Adjustment Board.

How to appeal

  1. Read your TRIM notice. The Property Appraiser mails the Notice of Proposed Property Taxes each August with your value, exemptions and proposed rates.
  2. Ask for a review. Call 305-375-4712 or use the office’s online contact form; the assessment page lists what evidence helps, such as recent comparable sales or photos of damage.
  3. Petition the Value Adjustment Board. Petitions must be filed within 25 days of the TRIM notice mailing date, through the Clerk’s Value Adjustment Board page or by calling 305-375-5641. For 2026, that window has passed for most owners. A special magistrate hears the case, and you must send your evidence to the Property Appraiser 15 days before the hearing.

An appeal does not delay the bill. Pay at least the undisputed part on time.
